Closing day isn't where my job stops. Once you've got the keys — or handed them over — there are still things I can help with, and I take that seriously.

For buyers, that means recommending trusted tradespeople, contractors, and service providers I've personally worked with over the years. It means being available when questions come up about the home, the neighbourhood, or what to do next.

For sellers, it means following up after closing to make sure the transition went smoothly, and staying available if anything needs to be sorted out after the fact.

Most of my business comes from people I've worked with before, or from someone they referred. That only happens when the experience after the sale is as good as the one before it.

Questions I hear most often — answered plainly.

Do I need to be pre-approved before we start looking?

Not before our first conversation, but yes before we start seriously touring properties. A pre-approval tells us exactly what you can spend, strengthens any offer you make, and means we're not looking at homes outside your real range. I can connect you with a mortgage broker I trust if you're not sure where to start.

How do you determine the right listing price for my home?

Through a Comparative Market Analysis — a detailed look at what similar homes in your neighbourhood have actually sold for recently, not just what they were listed at. I'll walk you through the numbers and give you my honest recommendation. Pricing too high costs you time and leverage. Pricing right gets you the best outcome.

Should I renovate before selling?

Sometimes yes, sometimes no — and the answer changes depending on the renovation, your neighbourhood, and current buyer expectations. I'll walk through your home before we list and give you an honest assessment of what's worth doing, what will recoup its cost, and what to leave alone. The goal is net proceeds, not a perfect house.

What does it cost to work with you as a buyer?

In most cases, nothing directly. As a buyer, my commission is paid by the seller as part of the transaction. I'll explain exactly how this works before we start so there are no surprises.

Can you help me if I'm just starting to think about buying or selling?

Absolutely. Some of the most useful conversations I have are with people who are 6 to 12 months out and just getting oriented. No pressure, no obligation — just a straight conversation about the market, what to expect, and what to be thinking about now so you're in the best position when you're ready.
